COTTAGE RENTAL RULES AND REGULATIONS



MAINE COTTAGE RENTALS - SACO MAINE

Blue Pearl Cottage - Clamshell C0ttage

1. Check in time is 3:00 PM, Check out time is 10:00 am, Earlier entry or Later 

   Departure is available for a small fee, ask for details

 

2.  NO smoking in cottage , smoke outside only 

 

3.  Cleaning is NOT included in the rental rate, It is added to all bookings We do ask that when you arrive if the cottage is not clean and tidy , you are to call us or the cleaning service as soon as possible the day you arrive No refunds on cleaning fees 

   

4. Pets are welcome for a small non refundable fee, only pets listed on the rental agreement are allowed in the cottage:: your pet has to be up to date on vaccinations and be free of fleas and ticks We ask that you put sheets on the furniture :: Camp Ellis beach allows pets on beach during certain hours only but they have to be on a leash and please pick up after your pets : If your dog  barks or disturbs neighbors the pet will not be able to left alone in the home or you will be evicted with no refund of any kind 

 

5. We will not rent to vacationing students ,singles under the age of 25 unless accompanied by an adult guardian or parent 25 years or older , must sign rental agreement 

 

6. Guest named on rental agreement is responsible for actions of guests and pets that cause damage or disturbances to neighbors, We are not re-sponsible for accidents or injuries to you or your guests or for loss of money or valuables of any kind

 

7. Max occupancy is 6 allowed in cottage

 

8. Parking for one car is provided at cottage, space is marked on fence in driveway # 10 is for Blue Pearl and #10 A is for Clamshell, there is more free safe over night parking on Streets near by and on Riverside ave just a short walk away

 

9. We understand that damage does happen: We do ask that when you find damage or something breaks when you are at the cottage, PLEASE let us ASAP so we can get someone in right away to take care of the problem. We ask that you allow authorized person in to the cottage to do repairs. We will allow authorize personnel into the cottage if you are not there without your permission if it is an emergency and or life-threatening situation, i.e. plumbing issues, electrical issues, fire smoke, etc.

 

10. When you leave you are responsible for tidying up , putting everything back where you found it, No dishes in the sink, No perishable food items left in fridge, Comforters and pillows back on beds, heat should be left at 50 degrees 

 

11. Guest is responsible for their own, Linens, paper goods, Towels and food  items :: Linens can be rented for a small fee, ask for details

 

12. Recycling is strictly enforced: Green can is for general trash and Brown can for cardboard , cans, glass etc, Directions on recycling are posted in cottage

Cans are located : Blue pearl under front porch, Clamshell behind tan house near walkway

You are responsible to put trash barrels out across the street on Sunday evening for Monday morning pick up and you are responsible for bringing the barrels back after barrels are empty

 

13. Alleyway on side of cottage is owned by the city of Saco please don’t leave toys , bikes , beach gear etc in alleyway 

 

14. We have Internet access to the Blue Pearl Cottage , the password is given to you before your arrival . if the internet is down for some technical reasons beyond our control there is no refund Clamshell cottage has WIFI access only 

  1. We have security cameras on the out side of cottage 24/7  No cameras inside the property 
  2. We are not responsible for malfunctioning appliances and misuse . If there is an issue with an appliance we will do our best to fix the issue 
  3. TRAVEL INSURANCE IS HIGHLY RECOMMENDED 

 

CANCELLATION POLICY:


1. The first payment is non refundable unless we can rebook your time for the same rate if we have to rebook for less we keep only that difference 


2. Cancellations must be in writing 


3. No refunds within 60 days of arrival for any reason. ( we recommend getting travel insurance ) 


4. No refunds for early departure, or late arrival.


5. If the house is unacceptable to you, this is considered a non-refundable cancellation. 

  1. If you booked through a booking site :

Their Site fees are strictly between you and the listing site and are specifically excluded from our refund policy and our contracts.


7. Failure to submit payments on time may result in cancellation of reservation without refund or recourse.


8. Owner reserves the right to cancel this reservation for unforeseen circumstance, act of God or a situation that makes the property unusable. You will then receive a 100% refund of money paid to us. There will be no other money given for damages, consequential losses, or expenses.


9. No refunds for any health related reasons of any kind ( travel insurance is advised) 

  1. WE HIGHLY RECOMMEND GETTING TRAVEL INSURANCE TO PROTECT YOUR VACATION 

 

Any non compliance to the rules may result in evictions and no refund
